All requests for late arrival are subject to confirmation by the property.Please note that the air conditioning is available from 1 June until 30 September.Please note that in compliance with the current Italian legislation, the rules on heating have currently been modified. The heating can be switched on from November 8th until April 7th, the temperature can be 19 degrees (with 2 degrees of tolerance) and it will be on for a limited number of 11 hours a day, from 6 to 9,30 am and from 2:30 to 10 pm.Please note that the property is located in an area restricted to traffic. Flavia is a lovely host to meet and greet you - also very helpful. Facilities were fine for 2 adults. The apartment had all we needed, however we would prefer more comfort. Location is quiet, clean and is walking distance We would choose to will stay at the other side of river next time and closer to the gems of Florence.

I decided to stay a few extra days and booked the Maisonette apartment and had a lovely peaceful stay. The street itself is a short walk to the Ponte Vecchio but you could be miles away as you hear no street noise on the 3rd floor. I think it is the only time in Florence I have not closed the shutters during the night! The view from the windows is of an old tree and a neighboring villa’s garden being renovated. Upstairs on the mezzanine lounge-room you can glimpse the arno over the rooftops! The bathroom and shower are generously sized which is a plus in central florence. You can cook most things easily too. Completely easy access with a lift too! Booking any dwelling in this building, managed by the delightful Flavia, I am sure, will not disappoint. I hope to return.

the location is perfect. south of the river where things are a little calmer, but overlooking the river. we spent more time at the apartment than we thought we would, it's a lot more than just a base.

Lovely stay at Flavia apartment . Fabulous location in Florence . Great spacious apartment , easy communication, Flavia met us and showed us around the space , gave us maps of the area and was contactable if we had any problems .

This apartment was in a wonderful quiet location over looking the river and just a 15 minute walk to the main area where the majority of the restaurants are based. It was well equipped and comfortable and even better the air con was efficient and relatively quiet. Would definitely recommend as a good base for a couple to explore Florence.
